Broc is an information and decision-support tool for UK property buyers. It gives you evidence and an automated recommendation — you make the decisions. Please read this disclaimer carefully before relying on anything Broc produces.

Broc does not provide regulated advice and does not guarantee any outcome. Everything Broc generates is for general information only. It is not a substitute for professional advice tailored to your circumstances.

Not a valuation or survey

Broc's figures — including any market-value estimate, Negotiation Power Score, recommended offer, fair-value range or walk-away price — are automated estimates generated by software from public and licensed third-party data. They are not a valuation or survey carried out by a chartered surveyor, are not RICS Red Book valuations, and must not be treated as one. They do not assess the physical condition of a property and are no substitute for a professional survey or independent valuation.

Not financial, investment, legal, tax or mortgage advice

Broc is not authorised or regulated by the Financial Conduct Authority (FCA), the Royal Institution of Chartered Surveyors (RICS), or any other regulator. Nothing Broc provides is regulated financial, investment, mortgage, legal, conveyancing, tax or accounting advice, a personal recommendation, or a financial promotion. You should obtain independent advice from a suitably qualified professional — for example a solicitor or licensed conveyancer, a RICS surveyor, an independent mortgage adviser and/or an independent financial adviser — before making any property, financing or legal decision.

Estimates, assumptions and third-party data

Broc relies on data from public registers and third-party data providers, combined with modelling assumptions. That data may be incomplete, out of date, inaccurate or unavailable for a given property, and the assumptions may not fit your situation. We do not warrant that any information, estimate or analysis is accurate, complete, current or fit for any particular purpose. Property markets and individual circumstances vary widely, and past patterns are not a reliable indicator of future results.

No guaranteed outcome

Property negotiation depends on many factors outside our control, including the seller, the estate agent, competing buyers and wider market conditions. We do not guarantee that any offer will be accepted, that you will achieve any particular saving, or that a purchase will complete. Any savings figures shown on our website are illustrative examples only and will vary by property and area. You are solely responsible for any offer you choose to make and for the price you agree to pay.

Your responsibility
