About Broc
Last updated 20 October 2026
Broc is an app that helps UK home buyers plan an offer and answer the estate agent. You tell it which home you want to buy. It works out an opening offer, a target and a walk-away figure from the evidence on that home, and writes the offer for you to send.
Who runs Broc
Broc is made by Broc Intelligence Ltd, a company registered in England and Wales, number 17374474. Its registered office is 71-75 Shelton Street, Covent Garden, London WC2H 9JQ, United Kingdom.
We are registered with the Information Commission (formerly the Information Commissioner's Office) as a data controller, registration ZC221449.

What Broc is not
- Not a lawyer. Broc gives no legal advice and does no conveyancing. A solicitor or conveyancer handles the legal side of your purchase.
- Not an estate agent. Broc does not list or sell homes, and it never contacts the agent or the seller for you. It writes the letter; you decide whether to send it.
- Not a valuation or a survey. Broc's figures are automated estimates, not a RICS valuation. Broc reads the records it can find about a home, such as its energy certificate, and the answers you give, but nobody inspects it. For the condition of the building, get a survey.
- Not financial advice. Broc is not regulated to advise on mortgages, borrowing or investments. You make the call.
Where Broc's figures come from
Broc works its figures out from property records: public ones, such as HM Land Registry sold prices, the EPC register and police.uk crime data, and commercial property and listing data we license. Fixed rules turn those records, and the answers you give about the home and your position, into the offer figures and the letter. Every figure is an estimate built from the evidence, not a promise about what a seller will accept.
How the guides are made
Broc the badger is the voice and the illustration of our guides. It is a cartoon, not a person or an expert. The guides are written and published by Broc Intelligence Ltd.
We draft the guides with the help of AI writing tools. A person at Broc checks and edits every guide before it is published. Each guide shows when it was published and when it was last updated. Where a guide shows a “Last reviewed” date, that is the day we last checked it against its sources.
Where AI writes text
The Service Charge Checker uses an AI model in two places. It reads the figures from the PDFs you upload, and it writes a short reading of the figures the checker found. That reading is labelled as Broc's AI reading wherever it appears. Every benchmark, verdict and figure in the checker is worked out by fixed rules, and a sentence in the AI reading that quotes a figure the checker did not work out is removed before you see it.
The negotiation app and the EPC checker use no AI model to work out figures or write text.
The emails Broc sends to journalists and organisations are drafted by an AI assistant, and Marina approves each one before it is sent (see If Broc has written to you).
Corrections
If you find something wrong on Broc, such as a figure, a source or a sentence in a guide, email support@trybroc.io with the page and what is wrong. We check it against the source. If it is wrong, we fix the page and its “Updated” date changes. If the mistake changed what a guide told readers to do, we say so on the guide.
Press
For press questions, email support@trybroc.io. You are welcome to use the description below.
Broc is an app that helps UK home buyers plan an offer and answer the estate agent. A buyer chooses the home they want; Broc works out an opening offer, a target and a walk-away figure from the evidence, and writes the offer for the buyer to send. When the agent comes back, the buyer logs the counter-offer and Broc suggests the next move, never past their walk-away. Broc also runs two free tools, an EPC checker and a Service Charge Checker, and publishes guides to buying a home. Broc is made by Broc Intelligence Ltd in London. It is not an estate agent, a lawyer or a financial adviser.
If Broc has written to you
Marina, Broc's founder, writes to journalists, editors and organisations whose work covers buying a home or leasehold, at the work address their organisation or publication lists publicly. An AI assistant drafts the emails and reads the replies, and Marina approves every email before it is sent. This is what we hold about you and why.
- What we hold: your name, your work email address, the organisation you work for, what you have published or said publicly on the subject, and our emails with you.
- Where it comes from: your organisation's or publication's own website or public listing.
- Why, and on what basis: to offer you information about Broc that may be useful to your work. Our lawful basis is legitimate interests (UK GDPR Article 6(1)(f)). We send one email and at most one follow-up.
- Who sees it: Broc Intelligence Ltd, and three companies that work for us: Google, which hosts our email (Google Workspace); Notion, where we keep our outreach records; and Anthropic, whose AI assistant drafts our emails and reads replies. They may store it outside the UK, under the safeguards in section 6 of our privacy policy. We don't sell it or share it with anyone else.
- Tracking: our emails carry no tracking pixel, so we can't tell whether you opened one.
- How long we keep it: if you don't reply, we delete your details six months after our last email. If you reply, we keep the conversation while we are in touch and delete it six months after our last contact. If you ask us not to write again, we keep your email address on a do-not-contact list, only so that we don't.
- Stopping it: reply “no thanks”, or email support@trybroc.io, and we won't write to you again.
- Your rights: you can ask to see, correct or delete what we hold, to restrict how we use it, or object to our using it, by emailing support@trybroc.io. The right to data portability covers data you gave us under a contract or with your consent, so it does not apply here.
- Complaints: you can complain to us, by email to support@trybroc.io or by post to Broc Intelligence Ltd, 71-75 Shelton Street, Covent Garden, London WC2H 9JQ, United Kingdom. We acknowledge a complaint within 30 days and tell you the outcome. You can also complain to the Information Commission, the UK data protection regulator, at ico.org.uk.
