What happens when the agent pushes back?
Log their counter-offer in your report's deal room: it tells you whether to step to the next figure your evidence prices, hold, restate your case or walk away, and writes the reply. It never moves you past your walk-away. Every argument behind your offer is a card in your report, and you choose which ones the letter uses: if the agent knocks one down, take it out, and the opening offer, the target and the letter re-price around the arguments you still hold. If the seller cuts the asking price, log the price cut and the report re-scores, as it does when you correct an answer you gave. If you skipped a question when you ran the report, such as how long the home has been listed, answer it later and the report re-scores. It re-scores when your own circumstances change too, like a mortgage in principle coming through. Your walk-away number is set before the first call, so you know which counter-offers are worth taking.
How accurate is the analysis?
We aggregate 100+ data points per property from a dozen government, planning and market feeds — the kind of public and commercial property datasets the industry relies on, packaged with a negotiation lens. We don't disclose specific providers; we disclose results.
How fast do I get my strategy?
Instantly — your plan is ready as soon as the analysis finishes, usually in around 90 seconds. We pull from current data sources when you run your report.
Do I need an account?
No. You can buy without one: we email a link to your report to the address you give at payment, and that link is your way back to it. If you want your reports in one place on any device, add a sign-in from the report afterwards. There's no password: it's Google, or a link we email you.
Is my data safe?
Your address is used only to run your analysis. We don't sell it, and we don't publish it. The property data we draw on is licensed and official UK records; what we add is the negotiation lens on top.
What if the report isn't useful to me?
Every report comes with a 14-day money-back guarantee. If it isn't useful, email support@trybroc.io within 14 days of buying and we'll refund you in full — whether or not you've already run the report. You lose access to the report once it's refunded. What if the data says don't push?
We'll tell you plainly, with the evidence. If the asking price is already fair — or the seller holds the stronger hand — Broc says so rather than talking you into a lowball that gets you nowhere. The point is the right move, not always the boldest one.
I've already made an offer — is it too late?
It's arguably more useful. Roughly 1 in 3 UK sales fall through before completion — often on price renegotiation after a survey (Quick Move Now Fall-Through Index, 2024). Broc gives you the evidence to reopen the conversation before exchange — and the words to raise it diplomatically, phrased to protect the relationship and keep the deal on track.
Is this just an automated valuation?
No. AVMs answer “what is it worth?”. Broc answers “what should you pay, and how could you approach getting them to accept it?” — a fundamentally different problem. We weigh the seller, the property and you, then write the negotiation.
